These items are ordered months in advance to avoid project delays. The definition of a long-lead item is unique to a certain project and market conditions. In general, a long-lead item refers to something with a procurement lead time measured in months rather than weeks.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Common long-lead items on commercial projects:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Switchgear and electrical distribution equipment<\/li>\n\n\n\n<li>Elevators and escalators<\/li>\n\n\n\n<li>Custom curtain wall and specialty glazing systems<\/li>\n\n\n\n<li>Large mechanical equipment like chillers and air handling units<\/li>\n\n\n\n<li>Structural steel, particularly on projects with complex or custom fabrication<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Identifying long-lead items early, ideally during preconstruction before the schedule is even finalised, matters because a schedule built without accounting for procurement lead times can look perfectly reasonable on paper yet be quietly unachievable in practice. If switchgear has a nine-month lead time and the schedule assumes electrical rough-in can start in month four, that gap doesn&#8217;t announce itself until someone actually tries to place the order and discovers the delivery date doesn&#8217;t match the plan.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Lead times have also proven considerably more volatile in recent years than they were historically, with market disruptions occasionally stretching what used to be a reliable four-month lead time to eight or ten months with little warning. That volatility is part of why experienced preconstruction teams build in a contingency buffer around long-lead procurement rather than planning against the optimistic end of a supplier&#8217;s quoted range.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A practical safeguard many preconstruction teams have adopted, given recent lead-time volatility, is confirming actual current lead times directly with suppliers close to the point of ordering, rather than relying on a lead-time assumption baked into the schedule months earlier during initial planning. Market conditions shift, and a nine-month lead time quoted at project kickoff isn&#8217;t a reliable guarantee of what that same equipment will actually cost in delivery time by the time the order is genuinely ready to be placed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A related risk worth flagging specifically: design changes affecting an already-ordered long-lead item carry outsized cost consequences compared to the same change on a shorter-lead item, since a custom switchgear order or curtain wall fabrication run already underway is often far more expensive, or simply impossible, to modify without high cost and schedule penalty once manufacturing has actually begun.
