{"id":39,"date":"2026-08-27T16:32:11","date_gmt":"2026-08-27T16:32:11","guid":{"rendered":"https:\/\/www.ifieldsmart.ai\/glossary\/?p=39"},"modified":"2026-08-27T16:32:13","modified_gmt":"2026-08-27T16:32:13","slug":"constructability","status":"publish","type":"post","link":"https:\/\/www.ifieldsmart.ai\/glossary\/constructability\/","title":{"rendered":"Constructability"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">Constructability concerns how design plans will translate to actual construction under certain site conditions, labor, order of work, construction limitations, and techniques. Designs can be compliant with the law and be structurally correct and still contain significant issues regarding constructability.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The classic example: a design that calls for a piece of mechanical equipment to be installed in a mechanical room, but doesn&#8217;t account for how that equipment physically gets there. If the equipment cannot fit through any existing opening once the wall and roof have been built, and the design lacks a removable panel or oversized opening, you will have a constructability failure that will likely result in having to cut through a finished wall, or even more problematically, having to redesign the equipment layout after the building has been constructed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Constructability problems can be grouped into a handful of different categories that are easily identified. Sequencing conflicts occur when certain pieces of structural steel cannot be assembled in the given order because a crane cannot reach the given work bay. Access issues occur when certain equipment or ductwork cannot be moved to their final positions. Constructability gaps can also occur because of limited clearance caused by the nominal dimensions of various systems. These gaps can also occur because of temporary conditions like shoring, means of egress for phased construction, and providing the necessary weather protection.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">How costly is this to catch late? Significantly. A constructability issue identified during design review might cost a few hours of coordination to resolve. The same issue discovered mid-construction can mean demolition, re-fabrication, and schedule slip costs that scale up fast the later they&#8217;re caught, which is the whole reason constructability review exists as a distinct discipline separate from ordinary design review.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A less obvious category worth naming: maintainability constructability, where a design is buildable as drawn but leaves no reasonable way to service or replace equipment later without significant demolition. This kind of issue rarely blocks initial construction, which is exactly why it slips through review more often than access or sequencing problems. The building gets occupied successfully, and the constructability failure only becomes apparent years later when a facilities team tries to pull a unit for replacement and discovers there&#8217;s no path to get it out.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The strength of a review really depends on the author and their specific experience in the field. The type of field experience matters as much, if not more, than experience in design. A reviewer with a serious design background, but not much field experience, is going to be able to spot code and coordination errors and issues, for example, but will most likely overlook practical sequencing and access problems that are uncoverable to a practitioner who has built similar work because they are constructability issues.
