Construction documents, often shortened to CDs in project conversations, are the complete set of drawings, specifications, and related materials that define exactly what’s being built and how. They’re the final, most detailed stage of the design process, the version issued for permit and construction, as opposed to earlier schematic design or design development sets that establish concept and direction without full detail.<\/p>\n\n\n\n
A complete CD set includes construction drawings across every discipline (architectural, structural, civil, mechanical, electrical, plumbing, and often fire protection and landscape as separate discipline sets), the project specifications organized by CSI division, and typically a set of general conditions or supplementary conditions that establish contractual and administrative requirements alongside the technical ones.<\/p>\n\n\n\n
The relationship between drawings and specifications in a CD set is one that trips up people new to reading them. Drawings show location, dimension, and general configuration. Specifications describe material quality, installation standards, and performance requirements. Neither one alone tells the whole story, and when they conflict, the drawing shows one door hardware set, but the spec section calls out a different manufacturer entirely; resolving which governs typically depends on contract language, though most agreements state that the more stringent requirement applies, or that the contractor should request clarification before proceeding.<\/p>\n\n\n\n
Revision control on CDs becomes a real operational concern once construction starts, because the CD set keeps changing through bulletins and addenda even after it’s technically been issued for construction. A field team working from a drawing that’s been superseded twice by later bulletins is building to obsolete information, and catching that gap before it becomes installed work is one of the more valuable, less glamorous jobs on a project.<\/p>\n\n\n\n
Permitting adds another wrinkle worth flagging. Once a jurisdiction issues a permit against a specific CD set, subsequent revisions of any real substance may require permit amendments before that revised work can proceed legally, and different jurisdictions vary considerably in how strictly they enforce this. A team that overlooks each bulletin as a contractor coordination concern without determining if it also implies a permit amendment will end up doing technically unpermitted work, despite all parties’ best intentions.<\/p>\n\n\n\n
One procedure that is simple to incorporate into any process would be to date-stamp each download or printout of any section of the CD set. Future disputes about the document will be able to utilize this version control recording, since it will easily make clear which version of the document the user was working on as opposed to guessing.<\/p>\n\n\n\n
