Generally, commercial specifications follow the CSI (Construction Specifications Institute) MasterFormat structure, which divides the content into about 49 sections, from General Requirements in Division 01 through more specific material divisions for instance concrete in Division 03, masonry in Division 04, and electrical in Division 26. Within each division, individual sections narrow further. Division 09 Finishes might include separate sections for gypsum board, ceramic tile, and resilient flooring, each with its own three-part structure covering general requirements, products, and execution.<\/p>\n\n\n\n
That three-part structure general, products, execution is worth understanding because it’s consistent across nearly every well-written spec section, regardless of trade. The general part covers administrative and coordination requirements. The products part specifies exactly what materials and manufacturers are acceptable. The execution part describes installation, testing, and quality control procedures. A contractor who reads only the products section and skips execution can miss critical installation requirements that affect whether the finished work actually performs as intended, or even passes inspection.<\/p>\n\n\n\n
Specifications and drawings need to stay in sync throughout design, and they frequently don’t. A common and genuinely time-consuming coordination task is reconciling spec sections against drawing notes to catch conflicts before they become field problems, since a contractor pricing or building from mismatched documents is working with information that contradicts itself.<\/p>\n\n\n\n
Performance specifications and prescriptive specifications represent two different philosophies worth distinguishing. A prescriptive spec names a specific product or manufacturer directly. A performance spec describes required characteristics, a minimum fire rating, and a specific acoustic performance value and leaves the contractor to propose a product meeting those criteria, subject to submittal approval. Performance specs generally give the contractor more flexibility and potential cost savings, but they also shift more risk onto the contractor to correctly interpret what will actually satisfy the stated performance requirement.<\/p>\n\n\n\n
Specifications often mention one particular manufacturer’s product as the Basis-of-Design, like most outline product specifications. However, they allow substitutions for the same performance criteria. Identifying the Basis-of-Design product is important because that manufacturer’s product becomes the benchmark against which substitutes will be evaluated, even though the spec allows other manufacturers’ products that follow in the paragraph of that Basis-of-Design product.<\/p>\n\n\n\n
