Construction Specifications Institute (CSI) created MasterFormat. It breaks down the construction specifications (and includes a lot of cost estimating and submittal tracking) into 49 standardized divisions under each major construction work group.<\/p>\n\n\n\n
The system starts with Division 00 (Procurement and Contracting Requirements) and ends with Division 01 (General Requirements), and then breaks down each division into either specific construction results or general requirements. Some examples of division results include Divisions; 3 Concrete, 4 Masonry, 5 Metals, 6 Wood, Plastics and Composites, 7 Thermal and Moisture Protection, 8 Openings, and 9 Finishes. Some examples of divisions based on general requirements include divisions; 21 Mechanical, 22 Electrical, etc. The system also includes divisions for landscaping, elevators, and many others.<\/p>\n\n\n\n
Nearly everyone in the industry uses this numbering as shorthand in conversation — ‘we’re waiting on a Division 09 submittal’ tells anyone in the room exactly what category of product is holding things up, without needing to specify drywall, ceiling tile, or flooring by name. That shared vocabulary is part of why the system has stayed dominant since it was first developed, even as project delivery methods and technology have changed considerably around it.<\/p>\n\n\n\n
Knowledge of division structure is never more important than for page navigation speed. You can jump to plumbing questions in a 400 page spec book organized by division without answering questions about roofing because related sections are next to one another. Spec index pages often note all divisions included in the project. Thus, you know where to begin your search and what to expect to find.<\/p>\n\n\n\n
CSI also maintains a companion system, UniFormat, organized by building elements rather than work results, which shows up more often in early cost estimating than in construction-phase documents.<\/p>\n\n\n\n
The system does have real limitations worth acknowledging. It’s organized around work results and materials, not building systems or spatial zones, which means a single mechanical room’s full scope might be scattered across three or four different divisions rather than consolidated in one place a reasonable tradeoff for specification writing, but one that means anyone trying to fully understand a specific area of the building needs to actively pull from multiple divisions rather than expecting one section to tell the whole story.<\/p>\n\n\n\n
The organization of divisions has changed several times through the years, and was most notably changed in the mid-2000s with an expansion and reorganization of divisions. Comparing older specifications to newer ones can be difficult due to this restructuring. When comparing specifications across time spans, someone must confirm that the same category of work is still covered the same division number.<\/p>\n\n\n\n
