Every trade proposal lists inclusions, but the exclusions list is where the real risk usually hides, since it’s the section most likely to get skimmed rather than read carefully during a busy buyout period.<\/p>\n\n\n\n
A drywall subcontractor’s proposal might exclude fireproofing at structural steel, reasonably assuming that’s a separate fireproofing sub’s scope. If the fireproofing sub’s own proposal also excludes it, assuming, say, that it’s included in the structural steel package, nobody actually has it in their contract, and that gap sits invisible until someone in the field asks who’s installing it, usually well after both trades are already mobilised and working under signed agreements that don’t include it.<\/p>\n\n\n\n
This type of exclusion mismatch is common at trade boundaries\u2014the seams between two subcontractors’ scopes\u2014rather than within a single trade’s own work. Furring at exterior walls, blocking for wall-mounted equipment, temporary protection during multi-trade sequencing, and touch-up painting after other trades’ work are all classic examples of scope that tends to fall into the gap between two subs, each of whom assumed the other had it covered.<\/p>\n\n\n\n
Systematic exclusion analysis during buyout means cross-referencing every relevant proposal in a trade cluster against every other, not just checking each proposal individually against the drawings. A useful discipline for catching these gaps manually, absent a dedicated tool, is to build a simple cross-reference matrix during buyout, listing every scope item across the CSI divisions involved in a given area of work and marking which subcontractor’s proposal actually claims each one. Anything with zero claims is a gap. Anything with two claims might mean redundant scope that’s been double-priced, which is its own kind of costly mistake worth catching before contracts are signed.<\/p>\n\n\n\n
