A general contractor, commonly abbreviated as GC, is the party that signs the primary construction contract with the owner and is responsible for overseeing the overall construction of the project by managing subcontractors, building project schedules, and monitoring project quality and safety.<\/p>\n\n\n\n
GCs are also the main contractually accountable parties for the built project. Most of the construction work is done by subcontractors because, in contemporary construction, general contractors on large-scale commercial assignments do very little work themselves and instead subcontract the major trade work (concrete, steel, mechanical, electrical, and finish work, for instance). However, contractors retain control over the management, scheduling, and overall work coordination of these trades.<\/p>\n\n\n\n
The delivery method has a profound effect on the GC’s role. In a traditional design-bid-build assignment, contractors are engaged after the design is complete to build the construction work shown in the completed construction documents. A design-build assignment is the direct opposite. With a design-build assignment, the GC (or the design-build entity, of which the GC is a part) is brought in very early in the design process, and as a result, the contractor has significant influence on the design before construction. CM-at-risk came in to fill the void between these two methods. With CM-at-risk, the GC is brought in during design to provide guidance, and construction is subsequently awarded on a guaranteed-price basis.<\/p>\n\n\n\n
The GC on a construction project is not always the biggest of the lot. Plenty of large commercial projects are delivered by GCs that are relatively lean organizations, precisely because the subcontracting model means the GC’s core staff can be smaller than the total workforce on site would suggest, with the bulk of labor employed by trade subcontractors rather than the GC itself.<\/p>\n\n\n\n
Bonding capacity is worth mentioning as a practical constraint that shapes which GCs can even compete for certain projects. Surety companies extend bonding capacity based on a contractor’s financial strength and track record, and a GC’s bonding limit effectively caps the size or number of projects they can pursue simultaneously, which means the largest, most complex projects are naturally filtered down to a smaller pool of GCs with the bonding capacity to support them, regardless of technical capability alone.<\/p>\n\n\n\n
Prequalification is where owners increasingly do their own homework before a GC even gets invited to bid, reviewing financial statements, past project references, safety incident rates, and bonding capacity as a filter applied before price is ever discussed, reflecting a broader industry shift toward treating contractor selection as a risk management decision at least as much as a pure cost decision.<\/p>\n\n\n\n
